What our estate & grounds cleaning covers
Every programme is planned around the estate, its external areas and how often each space needs attention.
- ✧Litter Clearance & Grounds Tidying. Regular litter picking across grounds, verges, planted areas and boundaries, with fly-tipped items and stray waste cleared, keeping the estate tidy and well-kept throughout.
- ✧Car Parks & Access Roads. Car parks, bays, access roads and barriers cleared of litter and debris, with spillages addressed and drainage points kept clear, keeping vehicle areas clean and safe.
- ✧Walkways, Paths & Courtyards. Footpaths, walkways and communal courtyards swept and cleared, with leaves and debris removed and hard surfaces kept clean underfoot for residents and visitors.
- ✧External Bin & Refuse Areas. External bin areas and communal collection points tidied, washed down and returned to order, keeping waste controlled and the surrounding grounds presentable.
- ✧Hard-Surface & Pressure Washing. Paved areas, entrance ways, steps and ramps pressure washed to remove dirt, moss and staining, keeping external hard surfaces safe and well-presented across the estate.
- ✧Entrances, Signage & Communal Furniture. Estate entrances, gates, signage, bollards and communal seating wiped and cleaned, keeping the shared external features of the development consistently maintained.
Every clean is scheduled, tracked and quality-checked through our CleanManager platform, with photographic evidence and completion reporting available on request.

How We Work
Every estate is different, so we plan each cleaning programme around the external areas, the seasons and the standards your residents expect.
01. Site Survey & Schedule
We start with a site survey of the car parks, walkways, courtyards and grounds to be covered. From this we agree the scope, the cleaning frequency and a fixed rota that suits the estate and its residents.
02. Mobilisation
We assign vetted operatives to your estate and confirm access, key holding and any out-of-hours requirements. Site-specific RAMS are produced where required, so everything is in place before the first visit.
03. Scheduled Grounds Cleaning
Our operatives attend on the agreed rota and clear, sweep and wash down each external area to a consistent standard. Familiar, vetted staff cover the estate visit after visit, so quality stays the same across every clean.
04. Inspections & Reporting
We carry out regular inspections to keep standards consistent and flag issues such as fly-tipping or drainage build-up. Completion records and reporting are available to managing agents and freeholders, giving clear visibility across every site.
Who is it for?
We work across residential estates of every size, with most of our work supporting managing agents, freeholders and RMCs responsible for external communal areas.
- ✧Managing agents responsible for estate grounds across multiple developments
- ✧Freeholders and resident management companies (RMCs) maintaining shared external areas
- ✧Build-to-rent operators needing consistent standards across their schemes
- ✧Housing associations keeping estate grounds tidy for residents
- ✧Developers handing over completed estates and grounds to residents
As a Living Wage Employer focused on local employment, working with Optimum supports the social value and ESG commitments increasingly expected across commercial and public-sector contracts.
