What our void and reinstatement cleaning covers

Void and reinstatement cleaning is a full deep clean of an empty unit, clearing the marks and residue left by works or previous occupancy and returning the space to a condition that passes inspection and lets again.

  • Full Void Deep Clean. A top-to-bottom clean of the empty unit, covering floors, walls, ceilings, skirting, frames and every surface, clearing the dust, grime and residue left behind by works or a departing occupier.
  • Kitchen & Washroom Reinstatement. Kitchens, washrooms and sanitaryware descaled, degreased and sanitised, with appliances, units and fittings cleaned inside and out so wet areas present as inspection-ready.
  • Mark, Residue & Sticker Removal. Scuffs, adhesive, decorators' caulk, sticker and tape residue and general marks lifted from walls, glass, floors and fittings so the unit reads as reinstated rather than recently vacated.
  • Floor Restoration Clean. Hard floors and carpets cleaned back to condition, clearing ingrained dirt and residue so the finish presents well for viewings and check-out inspection.
  • Internal Glass & Frames. Internal windows, partitions, frames and sills cleaned and polished, removing dust, marks and film so light-facing surfaces are clear for viewings.
  • Inspection-Ready Detailing. Switches, handles, vents, fixtures and edges detailed and finished, with a final check against the inventory or reinstatement standard the unit is being returned to.

Every clean is scheduled, tracked and quality-checked through our CleanManager platform, with photographic evidence and completion reporting available on request.

How We Work

Every void is handed back in a different state, so we plan each reinstatement clean around the condition of the unit, the standard it needs to reach and the check-out or re-letting deadline you are working to.

01. Enquiry and Assessment

We start with a conversation about the size and type of unit, the condition it has been left in and the standard it needs to reach for check-out, inspection or re-letting. For larger or more complex voids we carry out a site visit so we can assess the scope and any reinstatement work involved.

02. Planning and Preparation

We confirm the scope against the inventory or reinstatement standard, agree the team size and number of days required, and produce site-specific method statements and RAMS where needed, so everything is in place before we arrive.

03. Delivery

Our work is led on site by an experienced supervisor who briefs and manages the team throughout. We deep clean the unit from top to bottom, lifting marks and residue and reinstating kitchens, washrooms and floors to the agreed standard.

04. Final Check and Sign-Off

Before our team leaves, we check the unit against the inventory or reinstatement standard to confirm it is lettable and inspection-ready. The clean is recorded on completion, with photographic evidence available to support check-out or hand back.

Who is it for?

We work across both commercial and residential property, with most of our void and reinstatement cleaning supporting landlords, agents and occupiers returning empty units to a lettable, inspection-ready standard.

  • Property developers reinstating unsold or returned units to a marketable standard
  • Main contractors handing back units after reinstatement or strip-out works
  • Fit-out and refurbishment teams clearing units back to base or shell condition
  • Commercial occupiers meeting reinstatement clauses at lease end or dilapidations
  • Landlords and managing agents preparing voids for check-out and re-letting

As a Living Wage Employer focused on local employment, working with Optimum supports the social value and ESG commitments increasingly expected across commercial and public-sector contracts.
