What our hard floor care, scrubbing & restoration covers

Every floor is different, so we match the method and machinery to the surface, the level of soiling and the finish you need to achieve.

  • Machine Scrubbing. Rotary and scrubber-dryer cleaning of hard floors, lifting ingrained dirt and traffic soiling that mopping cannot remove across offices, corridors and communal areas.
  • Strip & Seal. Removal of worn polish and coatings followed by fresh sealing, restoring protection and appearance to vinyl and similar floors.
  • Stone & Tile Restoration. Cleaning, grout work and restoration of stone, tile and terrazzo floors, reviving surfaces dulled by wear and heavy footfall.
  • Industrial & Warehouse Floors. Heavy-duty scrubbing of concrete and industrial floors in warehouses and production areas, improving cleanliness, safety and appearance.
  • Slip-Resistance & Safety. Cleaning and treatments that support a safer, cleaner surface underfoot in high-traffic and public-facing areas.
  • Ongoing Floor Maintenance. Scheduled periodic maintenance programmes that keep restored floors looking their best and protect the investment over time.

Every clean is scheduled, tracked and quality-checked through our CleanManager platform, with photographic evidence and completion reporting available on request.

DBS-checked operatives. COSHH compliant. Method statements and RAMS provided where required.

How We Work

Every floor is different, so we plan each project around the surface type, the level of soiling and the safest, most effective method to reach the finish you need.

01. Enquiry and Assessment

We start with a conversation about the floors involved, the surface type and the standard you need. For larger or more complex floors we carry out a site visit to assess the surface, condition and access before quoting.

02. Planning and Preparation

We confirm the method, the machinery and any sealing or treatments, agree timings and drying arrangements and produce site-specific RAMS where required, so everything is in place before we arrive.

03. Delivery

Our work is led on site by an experienced operative who scrubs, strips, seals or restores using the machinery suited to each surface, working out-of-hours where needed to allow curing and drying time.

04. Final Check and Sign-Off

Before we leave, we check the finish across every area treated and confirm the result meets the agreed standard. Ongoing maintenance programmes are logged so floors stay protected visit after visit.

Who is it for?

We work across commercial, industrial and residential premises, with most of our hard floor work supporting managing agents, facilities teams and businesses with tired or heavily used floors across London.

  • Offices and commercial premises with worn or dulled hard floors
  • Managing agents and facilities teams maintaining receptions, corridors and communal floors
  • Retail and hospitality sites where floor presentation is business-critical
  • Industrial and warehouse premises with heavily soiled concrete floors
  • Landlords and agents restoring floors between occupants

As a Living Wage Employer focused on local employment, working with Optimum supports the social value and ESG commitments increasingly expected across commercial and public-sector contracts.
