What our communal area cleaning covers

Every programme is built around your building, its layout and the standard your communal spaces need to maintain for occupants and visitors.

  • Entrances & Receptions. Cleaning of entrance areas, reception floors, glass and seating, keeping the first impression of your building clean and presentable for occupants and visitors.
  • Stairwells & Corridors. Regular cleaning of stairs, handrails, corridors and shared circulation routes, keeping the busiest walkways of your building clean and safe underfoot.
  • Lifts & Landings. Cleaning of lift interiors, buttons, landings and lobby areas, maintaining the shared touch points and spaces occupants move through every day.
  • Communal Floors & Glass. Vacuuming, mopping and hard-floor care across shared areas, along with cleaning of internal glass and doors, keeping communal surfaces consistently clean.
  • Bin Stores & Waste Areas. Cleaning and tidying of communal bin stores and waste areas, helping to keep shared refuse points under control, hygienic and presentable for occupants.
  • Communal Touch-Point Sanitising. Targeted cleaning of door handles, intercoms, handrails and other shared touch points, helping to reduce the spread of illness across the building's common areas.

Every clean is scheduled, tracked and quality-checked through our CleanManager platform, with photographic evidence and completion reporting available on request.

DBS-checked operatives. COSHH compliant. Method statements and RAMS provided where required.

How We Work

Every building is different, so we plan each communal cleaning programme around your layout, your occupants and how the building is used, then deliver it with the supervision and reporting that keep standards consistent.

01. Site Survey & Specification

We visit your building to review the communal areas, footfall and the standard you need to maintain. From there we build a clear specification, schedule and price covering every shared space, so everyone knows exactly what is being delivered.

02. Mobilisation & Onboarding

We assign a directly employed, vetted team and put the equipment, consumables and access arrangements in place. Site-specific COSHH and RAMS documentation is prepared, and operatives are inducted to your building before cleaning begins.

03. Ongoing Delivery & Supervision

Communal cleaning is delivered on a reliable schedule by a consistent team and overseen by a supervisor who carries out regular site checks. Tasks and quality are logged so shared areas are maintained to a consistent standard.

04. Account Management & Reporting

You have a single named account manager as your point of contact. We review performance with you, provide completion reporting on request, and adjust the specification as occupancy and building use change.

Who is it for?

We work with the shared areas of managed and multi-occupancy buildings, with most of our work supporting managing agents, building managers and facilities teams across London.

  • Managing agents responsible for communal areas across their portfolio
  • Multi-tenant office buildings with shared entrances and circulation
  • Residential blocks needing communal areas kept clean and presentable
  • Mixed-use developments with shared floors, lifts and stairwells
  • Building managers wanting one accountable partner for shared spaces

As a Living Wage Employer focused on local employment, working with Optimum supports the social value and ESG commitments increasingly expected across commercial and public-sector contracts.
